Understand your next home before you exchange. A RICS Level 2 Home Survey, often called a homebuyer survey, helps you assess the condition of a conventional property in reasonable condition. Nicholas Ball MRICS provides clear, independent advice for buyers in Liverpool and Merseyside.

Who is a Level 2 Home Survey for?

It is commonly suited to houses, bungalows and flats of conventional construction with a relatively straightforward layout and reasonable condition. An extensively altered, unusual or deteriorated building may need a more detailed survey. Nick will review the property details before confirming suitability.

What will the report help you understand?

  • The condition of the accessible parts of the property.
  • Significant visible defects and repair priorities.
  • Issues needing further investigation or specialist advice.
  • Matters to discuss with your legal adviser before purchase.
  • Inspection limitations and areas that could not be assessed.

The survey is a visual, non-invasive inspection within the agreed scope. Concealed defects may not be apparent, and electrical, gas, heating and other services are not specialist-tested. Recommendations for further investigations should be followed up before you make a legal commitment.

A mortgage valuation is not a homebuyer survey

A lender’s valuation is primarily concerned with the property’s suitability as loan security. It does not replace a condition survey commissioned for you. If you also need an independent valuation, tell Nick so it can be considered separately in your instruction.

Local advice with a direct point of contact

Bluestone Surveyors is based on Penny Lane in Liverpool. You deal directly with Nicholas Ball MRICS, the Chartered Surveyor carrying out your inspection and preparing your report. Discuss specific concerns before the visit and ask questions about the findings afterwards.

Level 2 or Level 3?

For an older, altered, complex or run-down property, or where significant works are planned, a Level 3 Building Survey may be more appropriate. It provides more detail about construction, defects, causes and repair options. Send the listing and your concerns and Nick will recommend a suitable approach.

Homebuyer survey questions

How much does a Level 2 survey cost?

The quote depends on the property’s size, construction, age, condition and the service agreed. Send the address, listing link and purchase price for a tailored fee.

When should I arrange the survey?

Arrange it early enough to read the report and investigate important findings before exchange of contracts. Confirm your deadline when requesting a quote so access and reporting arrangements can be discussed.

Can I discuss the report with Nick?

Yes. Direct contact with your surveyor helps you understand the findings and decide what to do next.

Do you survey flats?

Flats can be suitable, depending on the building and access. Tell Nick the flat’s floor, building type and any known concerns. The agreed inspection scope and communal access restrictions will be explained.
