Know the building before you buy. A RICS Level 3 Building Survey gives you a detailed understanding of a property’s construction, condition and significant defects. Is a Level 3 Building Survey right for your property?
Level 3 is often appropriate for older, altered, unusual or run-down homes, and properties where substantial work is planned. That may include Victorian terraces, period houses, homes with several extensions or buildings showing signs of deterioration. Age alone does not decide the level: Nick will consider construction, condition, access and your plans before advising.
What does the survey cover?
- A detailed visual assessment of accessible parts of the building, inside and outside.
- Explanation of significant defects and their likely causes.
- Advice on repair options and the implications of leaving problems unresolved.
- Recommendations for further investigations and specialist advice where needed.
- Clear reporting of inspection limitations and areas that could not be assessed.
The agreed scope is set out before instruction. A survey does not involve opening up concealed construction or specialist testing of electrical, gas or heating installations. Where access or the nature of the issue limits a conclusion, the report explains what further investigation is recommended.
Practical advice for Liverpool homebuyers
Period properties can present questions about roof coverings, masonry, moisture, timber condition and earlier alterations. A well-presented room or newly decorated wall does not tell you everything about the building. Your survey helps you understand the visible evidence and decide which issues to investigate before exchange.
Bluestone is based on Penny Lane and serves buyers across Liverpool and Merseyside. Share the property’s postcode and listing link so Nick can confirm coverage and the appropriate service.
Your survey, personally delivered
You deal with the surveyor carrying out the inspection. Explain your concerns before the visit, receive a report suited to the instruction and discuss the findings directly with Nick. We agree the fee, access arrangements and expected reporting timescale before work starts.
Level 3 survey questions
How much does it cost?
The fee reflects the property’s size, age, complexity, condition and agreed scope. Send the address and listing for a tailored quote; there is no obligation to proceed.
Can the findings help me negotiate?
Significant defects and recommended investigations may give you grounds to discuss repairs or price with the seller. Any outcome depends on the findings and the seller’s response.
Does it include a valuation?
A condition survey and a valuation serve different purposes. Tell Nick if you also require a valuation so the scope and fee can be agreed.
Would a Level 2 survey be sufficient?
A conventional home in reasonable condition may suit a Level 2 Home Survey. If you are unsure, ask for a recommendation based on the property rather than choosing by price alone.
